The HDB Resale Timeline
Week 1
Engage Agent & Valuation
Appoint Han & Lim Realty as your sales agent and request HDB valuation online. Provide property documents and share your expectations and timeline.
Week 1-4
Market & Find Buyer
Professional photoshoot, listing on PropertyGuru, 99.co, ERA network, and social media. We coordinate viewings and collect buyer feedback.
Day 0
OTP Issued
Issue Option to Purchase to the buyer and collect the 1% option fee. We guide you on terms and conditions.
Day 14 (approx)
OTP Exercised
Buyer exercises the OTP and pays the 4% exercise fee. Ensure OTP terms are met and prepare for the HDB application.
Day 21-30
HDB Resale Application
Submit the resale application to HDB via the HDB Resale Portal. Provide necessary documents (IC, marriage cert, etc.).
Day 42-60
HDB Approval
HDB processes and grants approval. Respond to any HDB queries promptly.
Day 70-84
Completion / Key Collection
Balance payment received, keys handed over to buyer. Arrange move-out and settle any outstanding bills.
Key Considerations
✅ Minimum Occupation Period (MOP)
HDB requires a 5-year MOP before you can sell your flat on the resale market. This period starts from the date you collected your keys.
💰 CPF Refunds & Accrued Interest
Any CPF monies used for the property must be refunded to your CPF OA upon sale, plus accrued interest (currently 2.5% per annum). We help you estimate this.
📉 Seller Stamp Duty (SSD)
SSD applies if you sell within 3 years of purchase: 12% (1st yr), 8% (2nd yr), 4% (3rd yr). Typically does not apply to HDB resale flats sold after MOP.
🏢 HDB Resale Levy
If you previously enjoyed an HDB housing subsidy, you may need to pay a resale levy when selling. The amount depends on the flat type.
